Market Slows Across Carmel Valley, Rancho Santa Fe & Del Mar. After several years of record-breaking activity, the North County San Diego real estate market is showing clear signs of cooling. Inventory is rising, homes are sitting longer, and buyer urgency has noticeably slowed—even in high-demand areas like Carmel Valley.
Carmel Valley, often viewed as one of the most competitive markets in San Diego, still leads in demand—but cracks are starting to show. The median days on market for sold homes is just 9 days, yet active listings are sitting for a median of 19 days—more than double. This widening gap suggests buyers are becoming more cautious, taking their time, and waiting for price adjustments.
Inventory in Carmel Valley has increased slightly year-over-year, but remains low at 2.21 months. While that number typically signals a seller’s market, it’s down only 0.55% from last year—indicating stagnation rather than a true squeeze. Despite this, homes are still selling slightly above asking price (sold-to-list ratio: 1.01), with a median price of $2,020,000—but that edge could soften quickly if listing times continue to climb.
In Del Mar, the slowdown is more pronounced. Homes that sold recently spent 25 days on the market, while current active listings are now sitting for 44 days. Inventory sits at 4.13 months, and price performance has started to plateau (sold-to-list ratio: 0.98). Median price: $2,828,000.
Rancho Santa Fe—long known for luxury estate sales—now shows the slowest turnover. Active listings are averaging 52 days on the market, compared to 25 days for recently sold homes. Inventory remains elevated at 7.15 months, and homes are selling at 96% of asking price. Median sold price: $5,060,000.
What was once a frenzied seller’s market has clearly begun to level out. Listings are lingering longer, and buyers have become more selective, if not hesitant. While Carmel Valley is still outperforming its coastal neighbors in speed and price, the trend across all three markets suggests that pricing aggressively and preparing for longer marketing times will be critical for sellers moving forward.
