City of Del Mar · San Diego County · 92014
Oceanfront homes in the Beach Colony, ocean-view estates in Olde Del Mar, and walk-to-the-village living in one of the smallest and most coveted beach cities on the California coast.
Del Mar is an incorporated beach city in San Diego County, about 20 miles north of downtown San Diego, with ZIP code 92014. Covering under two square miles with roughly 4,000 residents, it sits between Solana Beach and Torrey Pines State Natural Reserve and is known for its village, beaches, and racetrack.
Del Mar, Spanish for “of the sea,” began in 1885 as a seaside resort and incorporated as its own city on July 15, 1959, largely to keep local control and its small-town character. It is not part of the City of San Diego. The 2020 Census counted 3,954 residents in about 1.8 square miles, which makes it one of the smallest cities in the county.
That small footprint is exactly what drives the market. With the Pacific on one side, the San Dieguito Lagoon to the north, and protected open space to the south, there is very little room for new homes, so most Del Mar homes for sale are existing beach houses, cottages, and custom estates rather than new construction.
For buyers, the draw is simple: you can live a short walk from the sand, have coffee in the Village, and still reach the employment centers of Carmel Valley, Sorrento Valley, and UTC in minutes.

Del Mar is small, but each part of town lives differently. Where a home sits, on the flats by the sand, up on the bluffs, or near the Village, shapes its views, its walkability, and its price.
Del Mar's best-known beachfront neighborhood, where flat streets put homes steps from the sand and some sit directly on the beach. North Beach, the stretch locals call Dog Beach, and the San Dieguito River mouth anchor its north end.
The historic heart of town, with winding streets, mature landscaping, and custom homes on the hillsides and coastal bluffs. Many enjoy panoramic ocean and sunset views, and Torrey Pines State Beach begins at the south end.
Centered on Camino Del Mar, the Village is home to Del Mar Plaza, restaurants, cafés, and boutiques. Seagrove Park and Powerhouse Park sit at the foot of 15th Street, right above the main beach.
Just east and south of the city, Del Mar Heights shares the 92014 ZIP code and a “Del Mar” mailing address, but it is a neighborhood of the City of San Diego. Homes here sit closer to Torrey Pines High School and Crest Canyon open space.
Neighborhood boundaries in Del Mar are informal. Ask Sez to confirm exactly where a specific home sits and which city's rules apply to it.
Luxury homes in Del Mar come in three main forms. Oceanfront and near-beach homes cluster in the Beach Colony, where the sand is the backyard. Ocean-view homes rise up the bluffs and hillsides of Olde Del Mar, trading a short walk to the beach for sweeping sunset views. A smaller group of homes looks out over the San Dieguito Lagoon, Crest Canyon, or the racetrack toward the water.
Coastal homes come with coastal homework. Before you write an offer on a Del Mar oceanfront or ocean-view home, these are the items worth checking:
Del Mar packs a lot into under two square miles: a walkable village, beaches for every mood, a world-famous racetrack, and some of the most protected coastal open space in San Diego County.
“Del Mar” appears in dozens of San Diego community names, and many of them are not in the City of Del Mar. If you are searching for a beach-town home, it helps to know the difference.
| Area | City | ZIP | Setting | To the Beach |

Communities like Meadows Del Mar and Del Mar Mesa are part of Carmel Valley in the City of San Diego, not the City of Del Mar.
Del Mar homes are served by the Del Mar Union School District for elementary grades and the San Dieguito Union High School District for middle and high school. Canyon Crest Academy in Carmel Valley is a school-of-choice option.
School assignment depends on the exact address and current boundaries. Verify directly with each district before purchasing.
No. Del Mar is its own incorporated city, established July 15, 1959, within San Diego County. However, the 92014 ZIP code also covers parts of the City of San Diego, such as Del Mar Heights, so a “Del Mar, CA 92014” address is not always inside Del Mar city limits.
No. Despite the name, Meadows Del Mar is a guard-gated community in the Del Mar Mesa area of Carmel Valley, in the City of San Diego (ZIP 92130), about five miles inland.
Most oceanfront and near-beach homes are in the Beach Colony, the flat neighborhood north of the Village where some homes sit directly on the sand. Ocean-view homes are found mainly on the bluffs and hillsides of Olde Del Mar.
New construction is rare. Del Mar is small and largely built out, so new homes usually come from custom rebuilds on existing lots rather than new communities. Ask Sez Sezer about rebuilt or newly remodeled homes currently on the market.
Review flood-zone status and insurance, geology reports for bluff-top homes, coastal permit rules for any remodel, how protected the view is from neighboring lots, and whether the home is in the City of Del Mar or the City of San Diego.
Del Mar is served by the Del Mar Union School District for elementary school, including Del Mar Heights School and Del Mar Hills Academy, and the San Dieguito Union High School District, including Earl Warren Middle School and Torrey Pines High School. Canyon Crest Academy is a school-of-choice option. Verify assignments by address.
The Del Mar Thoroughbred Club's summer meet typically runs from mid-July into early September at the Del Mar Fairgrounds. Homes near the Fairgrounds see more traffic during racing and fair season.
