Where?
In upper Sky Ranch Estates, Carmel Valley. About 7 miles (11
km) east of Carmel Valley village.

Commute times:
California Hwy 1 about 30 minutes. Pacific Ocean 35
mins, Monterey 35 mins and Pebble Beach 35 mins.
Directions:
Take Carmel Valley road going east from the Village.
Drive about four miles and then take the right turn on to Cachagua Road. Drive
up the ridge, meander around the top while enjoying the magnificent views and, just when the road begins to drop down into the Cachagua Valley, take a left into the Sky Ranch Estates gate. Drive up
the hill, a few hundred feet, past a home on the left and then take the right on
to Vineyard View. After about 200 feet the road levels off and the building pad
is on the right. There is a crude sign on the left side of the road opposite the
pad.
Views:
Outstanding views south east over Cachagua Valley and west to
Sniveley's Ridge at mid Carmel Valley.
The Lot:
The lot is 10 acres (about 4.5 Ha), most of which is steep but
there are areas near the building pad with small to moderate slopes. See the link to the House Pad Environs image below. The internal roads
are private and there are no through roads. There is an entrance gate to the
subdivision but normally it is not closed.
Utilities:
Water service, from the community well, is on the pad
already. Telephone service is underground and just across the road from the pad.
Electric service is about 250' (about 80 m) down the road and may be brought
underground or overground to the building pad. $20,000 off the asking price will be allowed for this installation.
Septic System:
This is a deep pit system that was designed by Nolan Zinn
of Santa Cruz and the drawings are included with the county-approved set. It is
not installed.
Nearest neighbor:
About 300 feet (100 m.) down the road. There are about
8 families within about 1/2 mile (1 km).
Plans:
Approved by Monterey County in July 2004. The pad has been
cleared and is ready for construction. PLN 010517, BP04325 and BP040326
The House:
Mediterranean style - clay tiles, stucco, divided lights
windows, etc. About 3,000 square feet (about 300 qm), two story, 3 bed 2.5 ba
home. All ceilings on the lower floor are 9' (2.7m) high. The master bedroom is
on the first floor and about 20' (6 m) from the kitchen. A double garage is
attached, sandwiched between the main house and the guest house, and accessible
from the master bedroom. There is a deck of about 400 square feet (about 40 qm)
over the double garage, with access to both the guest house and the main house.
Main Entrance:
Main Entrance: The front door is accessed from the paved
drive area in front of the double garage through a canopy of mature oaks.
Guest area:
600 square feet (about 60 qm) with 9' (2.7m) ceilings, and
it's own entrance and garage. Access is also available via a sliding door on the
roof deck.
Notes:
- The main living area has an open plan that includes the dining area and
kitchen.
- A French door in the dining area opens to a mini-deck with stairs to the
garden. This deck may be greatly expanded, with no permission required.
- The south east corner of the living area, and the bedroom above, have a
large corner window with five segments that look down into the Cachagua valley
and its vineyards.
- Over the master bedroom is a recreation room and den. Access to the roof
deck is through this rec room. There is also access to the guest
- The living room of the guest area is over a space of 16' x 20' ( (4.8 m x
6m) that could be a workshop, storage area, or........
- The building pad adjoins a good paved road and no road construction is
needed.
- A fire station and emergency first aid services are about 3 miles (5 km)
away.
- The heating system is hydronic underfloor, so the new owners will enjoy
the comfort of cosy feet and no more forced air to pump around the dust and
germs.
Recent Local House Price:
In 2004 a home in Sky Ranch
Estates sold for $1.4 millions. At present, there is one for sale at 35182. This one is a little higher up on the ridge. The asking price is $1.745 millions.
